Summary:
A Processor assembles and reviews for completeness the documentation necessary to be included in a file for a mortgage loan. The processing staff will process a mortgage file from opening to closing and/or denial. There are four areas of processing a mortgage transaction; opening a file, submitting to underwriting, processing a denied file and closing an approved file. Although a processor must have working knowledge of all 4 areas, they may specialize in one or more areas as assigned by the RELO Officer.
Essential Duties and
Responsibilities:
Provide prompt, efficient and friendly service to customers involving loan originations and closings
Understand real estate lending rate sheet and loan products
Ability to talk to a customer regarding rates and loan products
Data input into mortgage origination software (E3)
Confers with the borrowers concerning questions, procedures, necessary information, forms completion, documentation needed from the borrower and any problem resolutions throughout loan process.
Open new mortgage files
Input a mortgage application onto E3
Review preliminary disclosures for accuracy
Mail preliminary letter, application and disclosures to borrowers
Verify borrowers lock/float option and follow up on documentation (SBOTL and customer)
Order third party documents as needed per file instructions
Submission to underwriting
Reviews documentation for completeness and accuracy
Updates fields in E3 based on documentation received from borrower and third parties
Reviews appraisal form and completes ARS checklist
Submits file to underwriter for final loan decision
Update DU based on documentation from borrower and third parties
Denied file processing
Review file and disclosures for accuracy
Update fields in E3
Prepare and mail adverse action notices (after reviewed and signed by an officer)
Make HMDA packet and submit to RELO Officer
Closing a loan file
Schedule the file for closing with customer and closer (SBOTL staff or Title Co)
Review E3 notepads and U/W checklist for completion of file and/or loan conditions
Clear any open loan conditions including pmi submission
Prepare closing documentation on E3
Update DU with final changes
Submit package to RELO Officer for final review
Deliver the closing package to designated closer
Process any in-house disbursements and authorize title company disbursements
Keep up to date on Real Estate Lending compliance; both with on-line testing and departmental training
Participate in bank training administered through personnel department and real estate department
Provide prompt, efficient and friendly service to customers involving the Facility
Follow directions/goals received from Vice President Real Estate Lending
Knowledge/ Skills/ Abilities Required:
Education and
Experience: High school diploma is required. Some college may be helpful. Prior banking experience required. Prior lending experience preferred.
Other related requirements / experiences: Familiarity with bank policies and procedures in addition to regulations governing lending. Must possess strong organizational skills and excellent communication skills.
Computer / Technical: Knowledge of word, excel and outlook. Other lending software as required for documentation.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
